I have been looking at this development… for a couple of months…and I wonder if it is worth waiting out to see if the prices come down. Because even though they do get your attn at high 600’s for a decent sized home and lot, decent upgrades and a nice sized community with amenities…is it worth it when you have to pay the mello roos and monthly HOAs(175a month), then another tax from the city for the maintenance outer part of the subdivision (police and fire protection)and then the county property tax? That sounds like an awlful lot extra monthly expense…and all the sudden…homes from the 650’s is starting to sound very expensive.
I am so frustrated with Ca real estate. Nothing is ever what it seems.

I agree 100%. This is simply econ 101. Buy LOW and Sell HIGH. The pre-2007 Jan 4 homebuyers did not do their math and did not consider the margin of safety to buy a house at the high price.
Pardee should have the freedom to charge WHATEVER they want to sell their property!!!
Potential Homebuyers should have the freedom to buy at WHATEVER cost they are willing to pay!!!
If a car saleman charge you 2 millions for a used 1988 Volkwagon and you think it’s a good deal and you bought it. WHO TO BLAME? The uneducated “You” or the smart saleman?!
Darwinism 101: The educated ones avoid the bubble, the dumb ones run right into it because of greed and fear. Nothing more, nothing less.
No more sub-prime, homeowners (homedebtors) protection plan, PLEASE. This is against common sense to punish the educated savers and reward the greedy flippers/debtors/bubble dreamers.
I’m out. ;->

You are mean. However, I just don’t see anything wrong with all that you said. π I sold my place at high price and sitting on side line now. If an average dude like me can see this coming 2 years back, how come others can’t?American home debtors fell sleep in class and get punished by Mr. Market, what’s so “unfair” about it all? American home debtors are spoiled *&#*&#@@&.
