    Not every place in Temecula has Mello Roos or the equivalent.

    Even for those that do, I doubt that there are any homes with an effective rate of more than 2%.

    Of course one will need to avoid the new developments in order to stay clear of HOA fees and Mello Roo type tax assessments. But there are lots of homes in Temecula with no HOA and a tax rate close to 1%. These homes will be older and smaller (or in more rural areas) – but these are probably in line with the OPs frugal lifestyle goals anyway.

    I don’t know. I don’t think I ever plan on retiring if I can help it. I think the biggest problems for me would I wouldn’t know what else to do…

    I don’t enjoy travelling a lot and don’t enjoy eating out a lot, etc. And when the kid grows up, it’s not they would want me around all the time too.
    So I think I’d be bored to tears.

Good post about living within your means and also good info. from Bearish about some of the other issues that affect quality of life retirements.

    Can he even get a mortgage with an income source from dividends? The banks are really strict on who they loan to now…the pendulum effect from a few years ago.
