Opinion requested on 92104 South Park Area – please

I’d like to toss this one around w/any of you, bounce it off anyone that would care to comment. I’m a little stumped on it. I’m interested in it, but not sure, even w/all the homework I’m doing.
2238 Westland.

Cute little place on an awesome lot that backs the canyon. The PPSF is way high for the ZIP, but I figured it’s b/c of the big lot on canyon. Much bigger house on about same size lot on same street is in escrow recently at about same PPSF.

In 2004 this sold for 360k. In 2000 it was 170k. The house is small. Okay. I don’t need a big house. It would be nice if it were at least 1000 sf. But there’s only 1 bath and I really did want 2 baths.

It’s kinda outdated. Would like to eventually fix the kitchen and maybe even the bath. Ideally, add a bath. But that won’t be in my budget for quite a while. It’s got the garage and no HOA, so that’s a plus. It does have the BIG yard so I can do some major gardening.

But it is somewhat in an isolated area. Good and bad. Kinda far from shopping. I don’t think it’s that good of a deal and I keep playing back in my mind Meredith Whitney saying another leg down and kinda laughing at the thought that people don’t think it’s gonna happen.

So in a normal market, I’m thinking this should be at about 250k-300k. At 400k I’m overspending. And it’s still outdated and needing another bath. But it is under 500k and seems like people are falling over themselves for anything under that price, so likely will sell for that price.

Thoughts, feedback anyone?

SP is a nice neighborhood. That property is very expensive, probably because of the lot. $558/sf at the low end of their range. The kitchen is dated but otherwise it looks nice, I like the detached garage. It seems like the real selling point here is that lot, you should investigate to see whether or not a larger home could be built there. If you aren’t crazy about having a giant lot, I would keep looking as you could get a bigger house in SP for not much more money if you were to go with a smaller lot.

One other thing to think about is how you will get in and out of that neighborhood. It is deep into SP and you will have to drive a lot of surface streets with stop signs, people walking, etc… to get to any highway. I would do some test drives to see how long it takes you to get from the 163, 805, and 5 into there. And the other way of course, during times you would normally be making the drive. I prefer NP or SP closer to downtown for this reason.

BTW we bought in NP last year at $380/sf, so there is stuff available cheaper.

I’m prejudiced against 1 bath places because the first property I ever owned had 1 bath – was a major pain when friends came over. However, unlike this place,it was a condo so it didn’t have that huge lot/canyon where guys could just go and pee in emergencies. Also, I was always worried about what would happen if the 1 and only toilet should become plugged in the middle of the night…
