New Marketing Ploy for Realtor?

So every now and then I check out our old neighborhood in Temecula (Crowne Hill) to see how it’s doing remind myself how lucky we were to get out when we did (bought in 2004, sold in 2006 pissing off a lot of neighbors when we took a “low ball offer”).

Today there is a new “for sale” flag on a house at 43031 Noble Court. http://www.zillow.com/HomeDetails.htm?zprop=52476737

This is the same floor plan we sold so I was curious as to the list price. When I clicked on the house there is no price, I can’t find it on the IMRMLS public link I have and when I clicked on the link provided by the realtor it took me to what looks like an old listing for the house as she has it listed for 589.9K and the home sold in 2004 for 590K (remember the good old days when home sold over list price??) This agent is using the old listing info., price and has it marked “SOLD”.

It’s as if anyone who did not know the history of this place would look at Zillow, see it listed for 3 days for sale, then go to the realtor’s site and think it sold for 589.9K.

Maybe it really is for sale and I’m just not able to find it listed elsewhere. I did look at redfin too in addition to the IMRMLS but no luck.

Is it legal for a realtor to list a home for sale on Zillow just to generate traffic to her website and possible phone calls or the impression that homes are moving in 3 days for 2004 prices?

You are correct about zillow and bogus listings, it’s completely worthless for that purpose. Redfin has the best map and immrls is the most accurate. I did see a closed sale for the same exact square feet a few streets away on Fox Rd for 365k from two months ago

Consider yourself lucky or smart, almost all of the sales in crowne over the last three months have been in the 300’s, and they are trending downwards into the low 3’s as the more recent they are. Almost all of the listings are in the 3’s, look for closings in september to be primarily $100 a square, the bigger ones are already there.

The sub 3000 sq fters are asking closer to $135 a square, when gas hits $4.50 in July and August, we will see another 10% chunk come out of the local market. I only toured some of the models when they were building crown hill and can’t remember which ones were built by KB, but those were built rather cheaply and should be worth less than the others up there.
