Most landlords don’t want you leave after one year. That’s just a “standard” lease term. It’s far easier and cheaper to keep you as a tenant than to find someone else.

Don’t get discouraged and don’t let a realtor play mind games with you. I wouldn’t talk to either of these guys again if that’s what they’re coming at you with.
A good realtor doesn’t consider it his job to convince you to buy.

November 15, 2006 at 3:11 PM #40076PDParticipantLandlords in Coronado are used to lots of military families renting their properties. Military families usually get two or three year leases. I really don’t think you will have any trouble finding a longer lease.
Rental prices went up a lot last summer. This was partially caused by the fact that all occupants of the officer housing on the Naval Amphibious Base were moved out so that that the houses could be torn down and rebuilt (there will be more than were there before). All those people flooded the rental market at the same time.
Winter is the best time to look for a house to rent in Coronado.
November 15, 2006 at 8:16 PM #40088AnonymousGuestEE, there’s no way that prices would fall everywhere but Coronado. It’s an easy drive from Mission Hills, Kensington, or La Jolla to Coronado. If prices were high in Coronado and relatively low in those three nice neighborhoods, folks would live in one of those three neighborhoods and drive in to Coronado.
I’m sure that you’ll find a perfectly fine rental with attractive terms, quickly.

Excellent schools, safe streets, terrific parks, good restaurants, nice community with friendly people, and a fiscally solvent local government.
Prices will drop 30% over the next 4-5 years. Nobody wants to talk about it, monster under the bed. Unfortunate for anybody locked in with a note they can’t afford to carry.
