A better question would be why does she have only 10K saved when she has no rent or debt?
I would suggest saving like hell for the next 2 years and have 50k down. And by then the condo she wants will be in the 125-150k range.
1. She has no business thinking about anything over $120K, and in this economy, she should be even more conservative.
2. She needs a much larger down payment. The closing costs alone will wipe out about half of that $10K, if not more.
3. It sounds like she has a nice setup in Del Mar: lots of flexibility while renting a two-bedroom, which she’s not likely to find in Enc/Cbd for that monthly price. Then there’s the HOA and maintenance and moving into a new place ALWAYS costs lots of money.
Tell her “NO WAY.” Good luck! π
