ParticipantAve Maravillas is a short sale attempt by one of the principals of Charter Financial which just shut down. He has another short sale one in escrow in La Costa Valley.

ParticipantSo over the weekend we revisited with some friends because we wanted to see these homes furnished. Guess what! They still aren’t furnished…AND…the realtor said they will probably NOT be furnished!
What’s the deal? I can’t imagine that the builders are trying to save the money on furnishing these homes (temporarily at that) at the cost of losing some appeal and sale-ability. Could it be that they actually have enough interest already?

Looks to me that these nice homes in Green Valley didn’t really go up much during the boom, they were already going for 2m in 2000 so they have just gone up 25% in 7 years. Intuitively that makes me think that they will probably stay around the current price instead of going down much. It’s the kind of place I could stay a long time, so why wait?
Do you think there is anything in this line of thinking?

ParticipantWhat makes those homes so unique that they would only go up 25% in the last 7 year boom? That is really surprising. Regardless, the fact that they are furnished makes them more marketable…albeit risky in my opinion. It still sounds like a “but this place is different” argument.

Participantthese are pretty nice M-A homes on nice lots that are tract but are made to appear custom. This area of Poway has some very nice properties. I think the fact that they are tract homes may limit the appreciation of these homes. For example, if you go to the the winery area of Poway, you can get a similarly priced but a custom home instead, albeit older. If I had to choose between the two, I’d pick a home in the winery, although some of the homes in the winery have dated or odd floorplans and less usable property, but better views.
