Inventory getting worse. Market here stable as they come and should continue to prosper. The only thing holding it back IMO is low turnover. There are still lots of older homes in need of attention that are not turning over and slowing the pace of gentrification. Nonetheless the long term future looks great here

There were 22 on the market 2 years ago with a 875K median.
More of the same with one change. There are now no homes listed under $1.15M here. I think that is an artifact of the lower range selling and the higher stagnating a bit.
The markets feel like they have gotten ahead of themselves a bit and are being held up by low inventory. Seasonality should return this Fall and there should be some give back this Fall. Should be….

There were 24 on the market 2 years ago with a 867K median.
Had some inventory build up the last couple weeks. There are some nice remodeled/ and/or flipped homes on the market now. They should be easily absorbed by the market in the next few weeks. Not seeing anything changing here other than a brief period of some better inventory right now which is why the median is up quite a bit also

This market is just flopping around with low new listing counts and low sales. Sometimes more of the former and others the later. Doesnt look like we are gonna see much change anytime soon

Demand seems to be waning as rates continue creeping up while supply creeps up also. Inventory increasing slowly when it should be falling. But sellers are less likely to panic sell than last year and seem to have more confidence in waiting if they have to.

This is such a thinly traded market it looks like demand is matching supply for the most part. The new listings seem to be skewed toward long time owners or their estates selling. Can you say Boomer Liquidation? LOL
