waiting for bottom
ParticipantBe careful with the ppsqft. There are many 2200 sq ft houses that can fetch $230+ and also many 3300 sq ft houses that go down to 170 or less. Wide variety in SEH.
SEH could go down from here. Not as vulnerbale as Carlsbad or Encinitas but still subject to the next leg down, if/when that comes.

ParticipantSEH has seen drops of 30-50% from peak. Could it go down more? Sure.
Like Waiting mentioned, the ppsf on some have been close to 170 but they tend to be the homes that have higher mello roos and the ones that were most recently built. The only homes in SEH with the lower MR have been stabilizing, but lets wait till spring to see how low they go.

Participantwhy pay $170 a foot when you can get carlsbad and la costa canyon high for $174-177 a foot with no mello roos:
http://www.sdlookup.com/MLS-090037885-3302_Azahar_Carlsbad_CA_92009
Here is another one still contingent:
http://www.sdlookup.com/MLS-090020247-3004_Azahar_St_Carlsbad_CA_92009
You may have to do a little “wink, wink, nudge, nudge, double-dip” while the bank isn’t looking though.
