– The quality of Fallbrook schools can be an issue for people with kids. Check out the schools in the area unless you are sure you will never sell.
– Avocados should be grown in a frost free area. In Fallbrook that usually means up on a hillside where the cold air can drain off. I would not buy property in valley or canyon where cold air will pool up unless I could verify that it has a history of being frost free over the years. Having to protect your trees from frost would add a lot of work & stress.

We arranged an inter-district transfer and they both go to Bonsall Elementary School, which is a superior school to Fallbrook Elementary. Also, we plan on sending our kids to a private school for high school, since Fallbrook UHS has some significant issues as well.
It’s a neat community, but you do have to travel when it comes to movies, restaurants or other entertainment. Definitely an acquired taste, but I wouldn’t want to live elsewhere. We have a custom built home on 1.2ac of land and we live in a very tight-knit neighborhood.
Definitely weigh all of the options before making your decision. Bonsall is nice also, and that property that Svelte found above seems real nice (take a look at parts of Valley Center, too).
