I am looking for a realtor to help me in identifying and purchasing my first investment property. Havent decided if its going to be a SFH or condo. Criteria are the following
1. Within 1-2hrs driving distance from San Diego.
2. Downpayment and closing costs about 100K
3. Cash-on-cash return of 3-5% (accounting for 10% vacancy and property management)
4. Will be managed by a reputable Property management company
5. Average market appreciation
