SDR: I think it’s safe to say that, even with diminishing NODs and NOTs within the last few months, the market still remains in pretty poor shape.
I would also say, based on your numerous posts regarding RE that you’re anything BUT a cheerleader for the RE industry. I think you and sdrealtor are both fair minded and ethical professionals. I also know that RE is not your primary line of work and I have never seen anything from you that I would categorize as an unfair attempt to gin up the market or blue sky the facts.

Maybe you should. A lot of people just talk and never do most of the things they say they are going to do. Even if you’re intent is never to go into mainstream RE sales, doesn’t hurt especially when you plan to do 1,2,3+ transactions in the distant future, my opinion.
Realtor jokes aside…I have respect for some of the RE on this board, especially the ones that are enginerds by day and moonlight as a RE agent.
Not because it appears being RE is technically that difficult…it’s just a good portion of enginerds are freaks and geeks with 0.0% interpersonal skills. Finding an enginerd with sufficient interpersonal skills to be an relatively competent RE agent that can actually make a sales is already a pretty decent achievement imho. That and to scoop up on a good deal, from what I can see, is a huge time drain.
But you know if you want to continue doing whatever you’re doing, and if it works for you, by all means carry forward would be my advice.
