I would agree with both sdr and tg. For sure with sdr on selling your home now. I think LCV will see slow but very sticky declines over the next 2 years and maybe more. Also as tg said, find a cool place near the beach and rent it for a year. I think it will serve you well for a few different reasons.
Also I think SEH will see more drops over the next 2 years as well. Perhaps on a percentage basis, not as much as some higher end areas but the overhead of SEH is such that it will contribute a bit more to the decline.
Holding off awhile may end up putting you further west if you have the patience. It is a tough call lifestyle wise though.
