Ox, you were doing so well, then you went with, “move in with my girlfriend now that my divorce is final” angle. I have so much advice for you and none of it has to do with real estate. C’mon, you made parole, enjoy it a little.
Here’s the plan:
-Rent something small in SEH or wherever you may want to buy.-Pick a townhouse or something small, it will be cheaper and there will way more divorced women floating around (community pools and gyms are good).
-Spend a year or two watching the market and learning if you like the area, date as many of the divorcees and once you’ve burned yourself in the complex, go buy a house. Then never date any of your neighbors once you buy because they won’t go away and neither will you.
Then you will be a couple years out of the marriage and your vision is more clear about a potential mate and a potential house.

Out of curiosity, did you get the traditional vasectomy or did you go the Vasclip route? Just curious. I did the Vasclip a couple of years back with no regrets. It cost about $500 more.

I think LCV will see slow but very sticky declines over the next 2 years and maybe more. Also as tg said, find a cool place near the beach and rent it for a year. I think it will serve you well for a few different reasons.
Also I think SEH will see more drops over the next 2 years as well. Perhaps on a percentage basis, not as much as some higher end areas but the overhead of SEH is such that it will contribute a bit more to the decline.
Holding off awhile may end up putting you further west if you have the patience. It is a tough call lifestyle wise though.
I hate renting.
