I don’t like that corner, the corner accross the street is better. If the uncontrolled right hand turn from the busy street puts cars directly in front of your driveway it sucks, on the opposite side of the street, traffic is approaching a stop sign, that is much better. The reason is that people exit a 35 or 40 mph collector street and take the corner fast, exiting the tract on the other side of the road approaching a stop sign they are going slow. It makes backing out of your driveway a pain because you have little reaction time and it shortens the lifespan of pets. Choose the exit side corner over entrance side corner, every time.

that said, Essence is a mighty long street with a lot of homes that will use your corner to enter and exit. which essentially wash away the positives of a corner home.
the corner homes of coldwater/esprit or scarsdale/chalon/tradition, on the other hand, have minimal traffic in and out and would be much better.
the main issue remains the price. $600k for something like this is awfully steep. I say $400-450k would be more reasonable. remember the home was sold for $517k in 2003.
afterall, Maybeck in 4S is already down to $604k for 2800 sqft.
