SD Realtor,
It was a short sale property at Savannah Terrace in Sabre Springs. I know I could afford only X dollars but he was pushing for X+30K dollars. That was not properly justified to me. He said that there were multiple offers on the property and to top other offers extra 30K was necessary. He did not give me any proof of offers even when I asked for it.
Secondly, I could not trust his bargaining and negotiation skills. Thirdly, he did not give necessary attention to me or answered my questions properly. At time he just shrugged me off.
He is truely a lame realtor.
The lender was asking 455K. The realtor wanted me to put 485K. It was not his listing. But it was his buddy’s listing. I thot there was a secret connection there.

This agent could care less about wether you buy or not after working together but won’t waste his time either.He is a working general contractor so he knows the difference between a heater in the center of a house and central heat. Oh yeah, he would make you buy your own damn lunch. This agent wants to know absolutely what the clients parameters are and acts accordingly. At this time agent recommends staying on the sidelines for all except the most financially sound and business like buyers, even then he counsels them as to why an investment is a potentially wise or unwise decision .He calls himself and advocate and means it. Hablo espanol con fluidez.How is that for a slant SDR:)?

June 17, 2007 at 1:39 PM #59981SD RealtorParticipantRus I was laughing… you may have inadvertently gave me a plug…specially when I roll up to meet my clients in my big bad mudcaked murano with the two baby seats and my hockey equipment in the back that is absolutely filled with clutter…showing up in shorts a tshirt and beater hiking boots that need new laces… heheheheh…
Anyways I could not agree more with you.

Good for you. Let me tell you, I would not touch Savannah Terrace or La Cresta or any of those complexes with long stick right now. I think they have potential to really take a big hit. Also right now there are many places in Savannah Terrace listed. If you give it even just 1 year I bet you could get the same floorplan you are thinking about in the low 400’s. Right now even with all of the Savannah Terrace homes on the market there is only 1 single place in escrow. It is the one at 10820 Serafina listed at 468,900. It had been on the market for awhile as well. Anyways to be honest with you if you REALLY REALLY are set on buying there and you have to for whatever reasons, then lowball the heck out of them, don’t be afraid to walk away, then resubmit another lowball every 5-6 weeks or so. Again, my advice would be to hold off if you can. I think attached housing still has plenty of downside left.

This is an agent that does not list houses and does nothing but represent buyers. I used one for my first purchase and would do the same again if I needed an agent.She is no longer a buyers agent – she now acts as a listing and buying agent, but is one of the most professional people I know.
I’m not sure how to find a buyers agent, though. Ask around.
