Hi All
Thanks for your comments and opinions. We will go take a look at the house and decide what we think it’s worth.
Comparing another property in the same area:
http://www.sdlookup.com/MLS-100071232-5233_Great_Meadow_Dr_San_Diego_CA_92130
I like this house on Great meadow better. Do you guys think this seller is pricing the property way higher than market value? I think even houses in this area should not be more than $350/sqft. It’s asking from $379/sqft or even higher. It’s been on the market for > 100-days and I’m wondering if they’re truly motivated to sell at market price (in my mind…sub $900K?)
Any comments?

Even though they are into it for about $1M, the loan amount is only about 600K. It’s listed with ZipRealty which tells me they are trying to squeeze evey penny out of it as well as being pennywise, pound foolish. The ZipRealty folks are generally agents who work with buyers for low wages because they were unsuccessful working on their own. Most have little to no experience listing properties for sale.

As of now on sdlookup this property (5233 great meadow) is still active. Are you saying that it’s actually in “pending” instead of active?
What is ZipRealty? Is it a small real estate company? Are you basically saying they are listing to make as much money as possible?
To me, a asking price of $969K~$110K is def. outrageous for something like this. I’d say a low $900K or sub $900K offer is more realistic.
