Data on Sold homes in Mira Mesa

Hi,

Where can I find data on Sold homes in Mira Mesa in 2007? The Median price does not tell the whole story so I want to compare prices on homes that were sold in 2007 that were purchased in 2004 or 2005.

If you can identify a subdivision that you want to look at we could crusie through and identify models sold during both time frames for comparison.

This is easier to do for homes that were not initially sold in 2004/2005 as new from a developer because those weren’t exposed through the MLS. MLS listings provide comments about extra features and conditions that the public record sources don’t have.

San Diego County doesn’t have a lot of areas that are comprised mostly of large subdivision projects, so areas like Mira Mesa, Rancho Penasquitos and east Chula Vista are good areas to analyze. They’re large enough to generate sufficient data for comparison, almost regardless of whether the economy is up or down, and they’re new enough that there haven’t been a lot of complete remodels or uber-additions.

The properties off of Calle Cristobal are going to be a much different strata then some of the homes in other parts of Mira Mesa. Please specify an area and I will see what I can do.

I am interested in the West Mira Mesa. There are two areas that I am particularly interested in:

1. Calle Cristobal (between Camino Santa Fe and Camino Ruiz).

2. Mira Mesa (between Camino Santa Fe and Camino Ruiz AND between Mira Mesa and Calle Cristobal).

Do you remember the Kemerton house that we discussed 2 months ago? Do you know how much it went for?

My friend bought the following house in early 2004 for $590K. I really like the house and the neighborhood. I just hope that I can buy a similar house next year for around $500-$540K so I want to track the price trend in the area. One thing I noticed is that the price drop in this area is not as steep as the older areas of Mira Mesa.
