Buying a house is a long term investment. What will happen in the future (at least to me) is more important that what happened in the past. So, what you said baffled me.
December 1, 2011 at 1:40 PM #733789bearishgurlParticipantEve, I just went over a few sold listings in Palisades Poway and it appears its subdivision map was filed in 1987 or prior. The first phase appears to have been completed in 1988. Even though legislated in 1982, the first year that the Mello Roos bonds debuted in SD County was 1987. This occurred in a then newly-annexed portion of Chula Vista in a master-planned community known as Eastlake Shores (91913). No CFD’s were formed in Poway until 1991-1992, I believe.
Palisades Poway has no Mello Roos.

The Santa Valey homes (Bel Etage/Savenna/Salviati) all share similar floor plans (built by the same builder – Colrich). The real difference is that the Salviati homes tend to have bigger lots than the other two.
As far as traffic noise is concerned, I can’t speak for either Bel Etage or Savenna, but it’s not an issue with Salviati.
Personally, if I had a choice between Ivy Gate and Santa Fe Valley I would pick Ivy Gate. The planned transit station and church across from the fire station is a concern.

Does anyone have more information on the transit station? All I could find is that there will be one. Right now 4S isn’t the most easy for transit with only buses 880 and 20 there.

Try to get into an open house in Palisades (Poway). You will at least get a feel for the construction and nice-sized lots. There are few floor plans in that subdivision but they are ALL one-story homes. This area is well-established and also surrounded now and is not likely to change much in the future.
