    This is strange – the 2 properties on Ramsay sold within 10k this year. The 2nd one looks TONS better than the first one, ready to move in. The 1st one, kitchen had to be completely redone – the cabinets were broken. No granite either :-). Sure it had an extra room….but not very well partitioned.

    470K is a very low price.

    That just goes to show you how much variation there can be which is not attributable to what yu are getting. Market knowledge and good representation can make a huge difference.

    Do you know what was the final listing price on this latest Ramsay one? I wonder if they accepted a true lowball offer?
