Better to rent previous home or sell

Just a general questions for the Piggs.

I have a house that I used to live in, and I have had it rented since March of 08. I have been keeping it, becasue conventional knowledge has always been that having a rental will ultimately provide good income once the mortgage is completely paid off. I currently have a positive cash flow of about $200 per month after everything is paid (including income tax)but it’s hard for me to watch my beloved house not get treated as it would if I was living there. The house is in SE S.D., so it’s not a great neighborhood, but I lived there for ten years and would again if necessary. My main reason for keeping the house, is so that I have a place to live (with a very low mortgage) should I lose my job. I know that the market is low, but I stand to still make a significant profit if I sell it. The only thing is that I wouldn’t make enough to pay down my current house and result with an equal mortgage. Is it better to sell, or keep renting it?

It really depends upon the gain you have on the house now. If you sell now you can probably still qualify for exclusion of the gain as you lived there 2 out of the last 5 years. Next year you wont.

This is a great Q – one I will have to deal w/ in a few years. I haven’t put a spreadsheet to the problem, though. My intuition tells me it is a close call. Some considerations come to mind:

– House value appreciation expectations
– Inconvenience of being a landlord.
– Cost of property management
– Expected vacancy / lost revenue
– Will selling help you get over 20% down to avoid PMI ?
– Mortgage rate vs. Return on equity
– Could you to retire / downsize back into your old house after living in the new house?
– Closing costs of selling

Also, keep in mind – if you don’t sell, you can try being a landlord and change your mind if you don’t like it. If you do sell, it is difficult to go back the other direction.

I recentlty checked what those units rent for today, and they go for $1500! She should’ve held the building for longer!
