Best lots in south Carlsbad/Encinitas

Hi,

Question for the realtors. I’m a planner, and I’ve already started looking for our retirement property area. The most important considerations are a large level lot (10k – 15k sf) not backing to a street, family-friendly neighborhood, no power lines, and great school district. Ocean view not necessary, but higher is better than lower.

The house is secondary, but ideally, it would be smallish (2,000-2,300 sf) with a separate casita or 1-bdrm guest house. I know the chances of finding this combination are slim, so I’m even thinking about buying an empty lot or a tear-down and building. The last thing I want is to be forced to buy a 4,000 sf monster just to get the lot.

If you can point me in the general direction I should be looking, I would appreciate it!

Not easy to find something like that, unfortunately, except for the few parcels that have delusional sellers attached to them.
