    Thanks for the update, WaitingHawk.

    I was a big fan of your website back in the day. One of the big barometers for me indicating that it’s time to buy a house again, is when most of the well known bears on this site start jumping back into the market.

    I’m still waiting, but this is definitely a little light at the end of a very long tunnel.

    The primary is my biggest concern. Top of market the houses we wanted were 650-750k. Now they are 450k-600k. Some of the 450k stuff is pure crap though. We need to be in a range of 350-450k on a more decent place. If anyone knows Alta Loma above Banyan with those half acre horse trail properties you know exactly what I am meaning.
    As for gas I couldnt tell you as I havent bought a tank since 2003 when I took my current position with a company car 😉
    From my house to cabin driveway to driveway I am looking at 35-45 mins (if freeway allows me to do 85mph Im at 35 mins).

    As for a barometer don’t go off this lol as I know I still have 1 more year on my primary as I know a lot of you are waiting for a primary. The cabin has a great build up to store my food and ammo lol.

    That’s great! Seems like you got some good prices. I’m considering making lowball offers on some rentals in my area, they are asking 25% more than what I will pay but have been sitting on the market for 4 months. Any tips/tricks to get them to accept my offer?
