That’s kind of what I was thinking seeing the comps…I was thinking to throw in a lowball offer at 450K-475K…they do say bring in all offers.
Yes it is on the hillside, and the yard is surrounded by up-slopes planted with trees and iceplants – very private and quiet. Pretty steep hill to get to that place – not very walkable and certainly not bikable.

ParticipantIf you toss out Montril as a comp and the other Cijon place that was a rental extremely plain and un-improved…as a comp remains the one Cijon place with some views…which looks better than this house too, though I haven’t been in there. So 500K LP would have been more reasonable.

ParticipantA little over a year ago I sold a 1500 sf 3/2 on La Tortola. It was near the height of the hysteria regarding the economy collapsing. There were over a dozen offers on immediately and it sold around 470K if I remember correctly. A few were all ash from asian buyers. If you are waiting for a 2100 sf 4/3 to drop to 450K I think you should plan on waiitng forever. There are too many folks that would jump in way before then.
