ParticipantClose to your budget, I like
1) Coves/Sands/Shores
2) Carriage Run(though it’s over that budget)
3) Sansonnet
4) I’m so so on Sausalito…It really depends on which one.In general, I like
1. Derby Hills
2. Breakers
3. Sea Country
4. La StradaThis area is probably sought I believe for aforementioned reasons above. schools, convenient access to Sorrento Valley, Mira Mesa, and to the freeways…
Most of the homes in Torrey Hills are built around 1998 or after. The homes built by Williams Lyon (sp?) frankly suck.. (That is coves/shores/sands).. Pardee is OK (Saratoga, Derby Hills, Carriage Run, Bridle Ridge)…Sea Country build is Ok (thoush some had construction issues)…Sea Ridge is in same builder ad Sea Country, but in a really bad location (powerlines).
Forget who built La Strada, but decent….Torrey Hills, is “interesting” in that it’s situated on former SDGE land…That’s why you see the power lines, the petroleum pipelines and the cell phone tower there… Nice….
Take your pick… This is pretty much the guide to the complexes in this neighborhood.

ParticipantGood quick analysis FLU. I guess I am not that happy with Sausalito. My good friend lives there and he really liked it but man it just feels like everyone is literally right on top of each other in there.

I’m not that big of a fan of it either in that some homes are really packed way together…But, some homes aren’t and one does get convenient access to Torrey Hills Elementary and Torrey Hills Park (with the nice cell phone tower BTW)….Though, by golly most people insist of trying to find a home that gets access to East Ocean or Sage Canyon Elementary…whatever….
Carriage Run started in the $700es… Imho, they are nice, but overpriced now imho… They run in the $800es, and so far I haven’t seen prices drop significantly there. And to my disappointment, i haven’t seen firesales in Breakers or Derby Hills….. There was one or two short sales I think in DH for a little over $1million, but it went contingent pretty quickly…. A $58/share 52 week high Qualcomm stock price isn’t really helping *sigh*
*edit* wow, I haven’t really looked around CV lately, because I thought the inventory would look bad… I didn’t think it looks *that* bad…. I mean, i don’t see many good homes for sale at a good price. Either the homes suck, or they are overpriced, or both….(No sour grapes there….Ok.maybe a little bit)…Basically, I see 12 homes in the $799k-$900k range…And frankly, most of them, well suck….
