The research I’ve done, with my industry access to risk assessment maps show Carlsbad as generally much lower wildfire risk. No place is truly immune from Wildfire in Southern California. It is just the degree of risk that varies.
From my research, South Carlsbad had an voluntary evac only due to smoke in the Fall 2007 wildfires.
I was lucky to have sold my house out east and had my company relocate me out here. Decent relo package but I don’t view myself as rich, perhaps comfortable.
I’m actually returning after a long hiatus, good to be back.

I am in complete agreement. My point is that the relative degree of risk to 4S for wildfires is relatively low for all of the reasons I discussed. Certainly as low as most areas of Carlsbad that are not within 1-2 miles of the coast. And for those homes right on the coast . . . should they be older construction they have a significantly increased risk of fire, not from wild fires, but everyday house fire causes if they do not have the up to date fire suppression technologies which are a part of every 4S house.
No place is safe from all fires. 4S is safer than most in San Diego.
