$170/sqft for 4200 sqft in La Costa

I’ve been looking to buy in the 3000 sqft/$700k range in North County (we like it and the commute to UTC is reasonable). I was mostly looking in San Elijo when we stumbled across Dolcetto in La Costa RIdge and couldn’t believe the pricing. We bought a new 4260 sqft/4bed + Office/4 1/2 bath house in gated community. With a 6% builder incentive we upgraded with over 2000 sqft of nice hardwood floors and travertine and still came in at $715K or less than $170/sqft. Everything else in the subdivision within the gates is in the $1M to $1.4M range for not much more square footage (up to 4800 sqft). Any thoughts on this community?

You’re not having second thoughts are you? Because having bot already what anyone else says shouldn’t matter – the only important thing should be that like the place, imo of course.

No second thoughts, we love the layout and the neighborhood and even the views aren’t bad from our lot (hills, not ocean of course) – we’re happy with our purchase and far prefer it to anything we saw in San Elijo in that price range. City Ventures (a new venture backed developer) picked up the distressed project from KB and is completing it – our experience with them has been great so far and the construction appears to be solid (although I’m no expert). We’ve done our research on the area, schools, etc. – it just seems like these are $100K underpriced and we can’t figure out why and wondered what others might know about it.
