ParticipantRunning Springs in the mountains I pay 54 a month not using 1 drop. In Alta Loma for my primary I pay 80-100 every 2 months water lawns and everything else. Go figure right.

This is true. Back in 2000 the 210 fwy wasnt through and access to my house was aweful. Now its opened up to everyone wanting horse property in LA county. What happend to this forum? ParticipantYou cant only look at it in nominal price.
Mine foreclosed 680k bought it for 349k in 2010.It sold in 7-21-2000 for 270k.
Lets say 20% down on 2000 purchase and only 15% down on mine:
270k 50k down 30 year rate at 8.21%.
220k loan at 8.21% is $1,646.60 only PIIm at 3.875% with only 15% down no pmi after refi at $1368 only PI.
Payment, taxes, Insurance:
2000 buyer $1962(they even had 30% less taxes than me)
Mine now $1786.37These houses rent for $2400-$2800. Not sure in 2000 what the rent was.

ParticipantI put down 15% and had a $98 PMI. My house was a trashed foreclosure bought low at 350k. 8 months after purchase I called sheldon and refinanced for a lower rate and got rid of my PMI as my appraisal came in at 515k. If you have the value just refi and be done.
For the “myth” that having a lower tax by paying interest on your home loan, why dont people call a broker and demand a higher interest rate on a home loan then so you can deduct more each year? Its a scam as I would rather give the IRS some money then a bank a ton of money. Its the same scam as being a dumbass in the bubble for having all that equity sitting in your house instead of yanking it out and installing granite or buying 10 more houses.

ParticipantSheldon did a refi for me a year ago but could not get mine this time around. He rate was 4.25 at the time and I just signed docs yesterday for 3.875% no cost refi with WCS Lending. She had to put up with a lot of BS with me to close cause I was to anal (most us on here are though right?)

They will have one power source only difference is which one is dictated by me (junctions in the attic are code as they are accessible). Code or not on the power source if it is written that you cant its for people that leave breakers on and dont know which goes to which. No grid tie in will be used as the grid will be only used for a while until im aware of 100% off grid (selling power back is such a waste). Im leaving the grid tie in for the future for the hell of it more than anything else. My reasoning for the grid is to make sure I have power at all times while I iron out all kinks as ultimitly there wont even be a meter here. I really dont want to be on it as no one really should want to. I have a pair of outback inverters 4000w each (i plan on stacking them)I bought off a dude that didnt know what they were for $600 for both with 2 outback charge controlers mx-60s. I search for deals for months at a time (as well as having connections to the guys that clear out foreclosures helps).

I just locked at amerisave for 4.125apr with 0 closing cost and actually gaining 200 back. Ive only been here for 16 months so restarting my 30 year is fine. If I was to purchace instaead of no cost refi I could be around 3.98apr. I started at 5.25 then last year down to 4.6 so im pretty excited.waiting hawk
