The home has been in the market for just 30 days. A nearby home reduced its price to 450K, so these guys changed their price.

My agent tells me that my offer should be something in the 520K – 530K to even get a chance for the seller to accept my offer and present it to the lender.
I am not really convinced about this. What do you guys think?
I know ultimately its up to the lender to accept/reject the offer.
BTW: I looked at the sale history and it looks like the last sale was for 420K.
