ParticipantI don’t know about everyone elses experience with agents but our almost purchase in 2004 was with an agent that was a family friend new in real-estate for about 3 years. She left it up to us to find a good loan and suggested a loan company only once. Thankfully I read the documents before signing a interest only loan and decided I would putting my family into serious financial trouble especially when we were renting a perfectly find home for 50% percent less than I would have paid for a home loan. This is when my eyes were opened to the bubble trouble

ParticipantI have been watching homes in the Chino Master Planned community “THE PRESERVE” not because we wish to live there but just for kicks! My prediction for failures was the Men’s Prison being literally walking distance north and the women prison just south.
Every phase that we have watched since last year has decreased by 25 to 35% since July 2006.
Today we just received an email from those questionnaires they ask you to fill out when you check out the model homes. The detached homes had three phases that listed in the high 400ks last year now are high 300ks.Here is an example I received from Brook Field homes the Phase is the Mulberry’s.

Was: $470,962
Now: $398,000
3 bedrooms, 2½ baths
Approx. 1,609 sq. ft.

Agree with you on the home inspection! In fact I just had one done a rental home and the proerty management had a cow about it! They said: ” YOu know your not buying the home right?” I said: “Yes but I’m going to be living in it right?
This house had a of problems that I demanded to be fixed before move in date and the property mangement company fixed the major issues. The main sewer line was disconnected below the home and the electrical cables were exposed in the attic to the insulation which could start a fire while sleeping in the night without setting off the fire alarms right away…

I think if you’re really considering a 2 bed condo you could do much better with REO listings. You can today get 25 to 35% off asking prices considered from the Banks. Remember when banks compete you WIN!!!

2. Seller that has to sell will cut prices until they sell.
3. REO’s are exposed to the worst of the of the price cuts because the banks have liability that require limited property ownership. This is why if you follow the reverted back to lender discount price in which the banks are purchasing homes back are extremely low making room for low listings to beat the rest of sellers.
By the way you answered your questions with People want to buy but cannot afford!!!! Therefore homes must become affordable or banks start offering subprime loans again?
OCT 2007 is just picking up speed and no way the bottom…
I have put an offer on a REO with a 35% low ball offer the bank is getting a BPO on my offer because I have scared the shit out of them with local comps, listings and repairs that put it at 35% off with room to depreciate and also I’m the only offer they have received

ParticipantIt appears that there is a general agreement from all the comments that our society should keep parents responsible for providing a weapon to a child that could take another humans life. Whether you take your children hunting or target practice then you should have that weapon secure when not in use and if that weapon is found to be left out with bullets accessible to children then the parent should face the court of law.
I completely disagree with the comment that we as a society cannot stop unruly parents that provide drugs, guns and mentioned prostitution with their children. First as if to say a lot of parents fall within this category is a fallacy. This type of parent mentioned would fall within a very small percentage and I’m sure in most communities they stand out and the neighbors are completely aware of their lifestyle.
In my neighborhood there is one such family in fact last week their 15 year old drove drunk into a house. But I ask myself what could we do to help? Who is willing to reach out? The parent that allowed those keys to lay out while passed high on dope should be behind bars. The 15 year old will just pass through the system becoming ever so numb to life and our world until he finds a gun loaded unsecured in his mothers bedroom ……?
I agree to have the right to arm is a right we should keep but which law will put the parent behind to stop their ideology of negligence.

ParticipantIt appears that there is a general agreement from all the comments that our society should keep parents responsible for providing a weapon to a child that could take another humans life.
