ParticipantIn 12 months, FHA will probably be much different than it is today, it is the frontline for political tinkering. Traditionally it was best for first time buyers and those without 20% down. In the last 5 or six years, the private sector loans went past what FHA ever insured, PMI, 0 down and piggyback loans made FHA irrelevent. In a year, those things may all be part of a history book and FHA insured loans might be the only game for sub 20%, but we will see. It was part of the soloution to the Great Depression so if we end up in GDII, it will play a bigger role.
My first loan was an FHA loan and I can tell you it did what it was designed to do, got someone just out of college a home loan with little down and student loans, for me it was the only loan I could get at the time. Right now, I don’t think it is competative, rates are higher, requirements are stricter than the loose money we’ve seen of late.
When the day comes and you go to get a loan, just compare rates and payments, weigh PMI, FHA MMI and all the factors one would when buying groceries and pick the best one for you. There’s no magic in any loan program, you have to pay them all back. If it has a lower payment, there’s a catch. As the saying popularized by Milton Freidman goes “There’s no such thing as a free lunch.”
Congrats on the new place.

ParticipantAllan one more thing, Chris Collinsworth is easily the smartest analyst in the business and he said the same thing in the fourth quarter about letting up on a team like the patriots. They didn’t edit the booth very well and I heard a few “oh god, what are you doing” comments that trailed off from him when he saw Coughlin’s call or the Giants corners letting moss go by. I had the feeling that Collinsworth could have coached from the booth and won the game and that he could tell how this one was going to end with a Norv Turner replica at the helm of the Giants. Hopefully Dungy watched the game with commentary and listens to Chris on HBO, I know Norv doesn’t listen but I bet Tony does.

ParticipantAnd the door is open for football talk……for the second half of the season, that pats have had some close calls and even though they are clearly the best team, there are chinks in the armor that mediocre teams are finding ways to get up on them or give them a game. I am switching my odds of the pats going 19-0 from 80% to 50%. In the last six weeks they beat the Ravens, Eagles and Giants by only a field goal (only the giants are even going to the playoffs). Their road to perfection still has some better teams than those three in the way, in fact every game from here on in for them will be against better teams. It seems every team wants to beat them, even if they don’t win the superbowl, knocking off the pats will give them something to be proud of and emotion is huge in football, that’s why “home field advantage” applies more to football than any other sport.
S.D. I’m afraid the chargers will face the titans because the colts are banged up and will only give the titans half a game. I think it’s a good thing, the brownies are the cinderella story this year, they are the 2007 rockies, facing karma like that can be a bad thing, ask the padres. Allan I’ll agree that the colts are every bit as good as the pats but if they rest their starters or only play a few series it will doom them. The Pats put it all out there tonight and in two weeks it will come back to them, but I think three weeks is tooo long for these guys to be away from the game and I blame the Chargers slow start on Norm sitting everyone in the pre season.
