ParticipantFDIC reworks for IDYMAC loans is supposed to be the model they use for the gov’t owned mortgages if there is a bailout. I read the details and it’s not much of a deal for the homeowner, walking away is better. The indymac reworks require full doc and they set the mortgage at .38 of gross income. They reverse the numbers to figure out what that payment would represent and the remainder isn’t forgiven, it becomes a lien, that they get first at sale or refi. Heloc’s are prevented because it is in the first position.
example: FB owes 500k on house worth 350k and makes 100k a year. can afford 3k a month but 3k is what a 375k loan would be (including impounds). Gov’t liens prop for 125k that they get back. FB keeps home but never builds equity until they break 500k after transaction fees. It would be better for them to walk away, pay 350k at a higher rate because the forebearance is not a gift in the current reworks, it just postpones the inevitable and forces them to “rent ” for twice the market because paying for shelter that you do not share in the appreciation is just that, “rent.”

ParticipantThe ride North has been smooth, yesterday, Northbound at about 5 p.m., never hit the brakes. South still sucks. The pattern for years was south in the am it jammed up at the 78 and eased at via rancho, in the evening it jammed up in r/b, carmel mtn and eased at via rancho. The new lanes are only open half way, through R/B, but it’s not done to the 78 yet so we will have to wait and see. I have thought about getting a fastrack, the advertised price has been 50 cents to 1.50 but I know that is just so they can get people using it. The 91 freeway fastrack can be upwards of $10 sometimes.
I still think they should scrap carpool lanes altogether and make them shipping lanes for trucks and busses on 5 and 15, so they never intermingle with small vehicle traffic. Trucks are usually making a long trip, don’t get on/off much, to have them in the slow lane complicating merging seems stupid. With cars getting smaller and smaller, it would be safer to have them in their own lane.

ParticipantCasca, you assume a great deal by deeming me bright, but you are on point with my intellectual lethagry when it comes to politics. I have made peace with my disdain for both parties, yet no third party fits my views. I have come to the realization that the campaign financing/lobby system is the root of the problem. I am also frustrated with the fact that there is no political party that is socially liberal while being fiscally conservative, why am I forced to choose, I hate it. I want law and order, but I want religion away from politics, I want abortion, gay marriage, racial equality, but I want no bail outs, minimal social programs, protection of the borders and interior enforcement and most of all I want the entire population drugged with birth control in the water supply and only by proving financial responsibility can the antidote be given for them to have children, people that cannot afford children should be prohibited from having them. You tell me where I get that from a political candidate and I’ll become involved again, until then, it’s all B.S. to me and I feel no guilt in lumping them together as equally worthless.
Veritas, another point for the Julius Ceasar reference, Adams and Julius in the same thread, you are o.k. in my book. If you weren’t already aware, both men have had HBO series based on their lives (Adams and Rome), both were well done and primarily accurate. Since HBO cancelled both “the wire” and “inside the nfl” I feel a little dirty for giving them a plug since I’m mad at them.

ParticipantVeritas, kudos on the Adams quote, most forget what an fantastic litigator he was, a lawyer with principles, novel idea today.
All politicians are the same, I can’t wait for the election to be over so we can knock down the fence that has crippled this site for the past few months, stiffling our collective creativity. Then we can get back to the real reason most of visit this site. Not to blame or change the system, but to understand it, how it is changing and how we can safely manuever within it.
