Participant#1 Yes, sub $100 is the norm for that size, the larger the house, the lower the ppsf
#2 Maybe, the more desirable areas have hoa’s, they vary from $30 a month the $150, most are on the low side, just a few have high hoa’s and they have fantastic amenities for that. Here is what $150 gets you http://www.previewfirst.com/mls/video/4696
#3 No-you will not find pure 1%, because of the voter approved bonds. They are fixed yearly fees but every house pays something between $500 and $3000 a year above the 1% based on where it is, not the value, these fees don’t go up unless the voters approve more stuff. This includes your trash bill which is paid through taxes in the city.
#4, Yes, water and gas are dirt cheap ($50 a month), electric will be a few hundred in summer.
#5, NO, absolutely not. Cars are like shoes in So Cal, especially in the burbs. For a suburb it does have an unusually large amount of cabs, due to having one of the largest casinos in so cal. Since there are dozens of cabs on duty at any one time, getting one is easy and quick, even if you aren’t going to/coming from the casino just because they are nearby. I cab it home sometimes from bars, it’s cheap and quick, but I would never live here without a car. Just buy a cheap used one.
#6, Yes, outdoor activity is pretty much a year round thing, this holds true for almost all of So Cal.
#7 and #8 weren’t really questions.
If you don’t have kids and don’t want a car, I’m not sure this is the town for you. Downtown or NothPark/Hillcrest/Mission hills are much better suited for a pedestrian lifestyle but you wont find the sq ft for the price you are looking for.

ParticipantActually 4scommon, you do get something. You get to pay taxes so someone who closed 45 days later gets something, since obviously they stimulated the economy while you did not, aren’t you lucky. Don’t fret, you are in good company, I’m right there with you. Maybe we can get a “my neighbor got $7500 dollars and all I got was this lousy t-shirt” to ease the pain. Speaking of easing the pain and the government, the govenator wants to raise the wine tax 600%. What’s next? My cigars? Will they take them away? Maybe they will bring back the laws against oral sex. Are they trying to force me to get a torch and a pitchfork and storm the castle. I’m like two more nutty things from getting naked, getting in my car and driving to sacramento, walking up to the govenors mansion and taking a poop on the lawn.

ParticipantAs the official scorekeeper for all non political spats, davelj is ahead because he used the word “cogent” correctly in a post. Bravo!!! Now call your English professor and thank them.
CBAD, while not involved in a spat wins the huge post of the thread for the line “Can’t we all get a loan,” to steal a Jim Rome phrase, that was the epic call of the day.
And finally, Allan my apologies in advance but you served up a softball….
Allan said “Speaking solely of Southern California, it goes without saying and often without remark that we live in a very materialistic section of the US. People are judged by their zip code, their cars, their clothes and their “wealth” (which generally means they’re leveraged to their eyeballs).”
This is entirely untrue..I am a second generation native Southern Californian and I do not judge people using any of these parameters. I only judge based on breast size and butt shape. Then again I’m a little more refined than most.

Participantocrenter, and that’s list price. You’ll never find mine (actually you might because you are that good, but this isn’t a challenge so don’t take it) because the tax roll is wrong on the sq ft due to an optional room that somehow didn’t record when it was built and I’m not changing it. But I paid $83 a square in morgan, it’s worse than he predicted. 300k has been beaten as well, many times.
