ParticipantIn rerospect maybe, I was looking in 2007 and didn’t see that good of a deal but then again I didn’t negotiate, just dropped by from time to time because I was all about the view and wolf lacks it, plus I had nothing to sell so waiting another year and half worked out for me. Of course you can do better than that now but you’ll get less for your current place, the difference may be more now than it was then. They would have called you a knife catcher then but the math might have been better. If you still want to go bigger and can swing it, now may be a good time to buy a repo and rent your current place out.
300k can land you just about anywhere you want to be right now, however a 4 car garage is hard to find. It’s amazing how underated garges are. I have a 3 car now, I’m a single guy and I’ve already used the entire thing and would love a 4 car, but i guess if I got one I’d want more, ultimately I think I just need to win the lottery so i can buy and airplane hanger or something like that. I’ll bet there is a guy who has an airplane hanger as a garage and he thinks it’s too small. I think I just stumbled onto one of the secrets of the male mind, there are three things no guy has ever complained are too large, breasts on his partner, his own manhood and his garage. No matter how large any of them are, you always want more.
Such is life.

Participantparamount, I think they are still open, just building slowly, they listed some of their standing inventory on the mls last week. Woodside is still building, but slowly as well, it’s almost built out and almost half the existing ones have already been turned over as repos or shorts so it’s over the hump.
Of all the builders, they’ve lasted the longest, they can probably survive just being the only new home builder, some people want new.
bsharma, you really need to come visit, it isn’t what you think or as bad as it seems, let me know I’ll show you around.

ParticipantOn the real estate front, everything is still selling, prices are even creeping up, 10 bids are normal.
In my hood of 685 houses, only one is for sale that isn’t a short or in escrow with the exception fo two organic listings that want 2006 prices. That one house has been on the market for 11 days and more than likely already has offers.
I just ran a redfin of the area south of the 79 and the non short/non escrow properties are as follow for the bigger developments (redfin now allows you to exclude shorts and under contract)
vail ranch- 4 houses
redhawk- 14
wolf creek-6
morgan hill-3pretty slim compared to about 500 six months ago. In an area home to about 20k and of those 30 listings, 15 are priced at 2006 and the other 15 are probably in escrow and not updated.
It’s been a few months since I called bottom in my area, I’m sticking to it. Model matches in my tract have sold laetely for anywhere between 10 and 20% more than I paid in december, two years from now alot of people are going to owe me a beer.
This story is about the area 20 minutes north of murrieta but it is interesting, the chinese are looking to bring 3300 manufacturing jobs to the area
So if they do open up plants am I allowed to buy the products?

ParticipantThe demolition took place in murrieta
Here’s a story on the same place from 2007
http://www.nctimes.com/articles/2007/11/25/news/californian/22_59_4311_24_07.txt
It was not a big company but some dude trying to build 16 townhomes by himself, he went bankrupt in 2006 back when monkeys could make money in real estate and left the framed units in place and fought the city who ended up tearing them down themsleves, he was such an amatuer that didn’t get inspections or approval so the city was able to have them demolished.
Summer house or summer place (the condos that were supposed to be 55 and older by the new hospital) was bought by the city and they hired a contractor to finish it as affordable housing. Not sure if that’s a good thing but the city is always in hot water and at risk of losing gas tax money because of the lack of section 8, etc., I guess it’s better than just sitting there and people have to live somewhere. I couldn’t find the article but it was in the paper about a month back and the nimby’s were up in arms because a few of the units are allocated to some non profit that helps the homeless or something like that. Nimbys are pretty strong up here, I have a sneaky suspicion that after a year or two that it takes them to finish it, they’ll end up selling it, they just need the homeless angle to use city money.
