Matches with what I saw when I helped with the purchase in Jan also – multiple offers on properties within a week of listing.

Realtor said this week he is getting multiple offers right now too.

In 2005 I rented a 1bdr in PB 6 blocks from the beach for $950. My landlord did not raise my rent for the 5 years I lived there. I wonder what it rents for now?
My clairemont 2/1 sfr rental was $1650 from 2012-14. The landlord rented it out to the next tenants for $1750. He had 30+ people contact him within 60 minutes of the place going on craigslist. A similar rental is on craigslist for $1950.

This is what I was saying on here about 2 months ago and not getting many believers in my corner.
When I helped a couple back in Dec/Jan, we found they could *buy* for less && than *rent* in San Marcos! It was a no-brainer.
Rents have been going through the roof…that has to put pressure on home prices.
Spoke with a realtor friend this weekend – he’s been closing one sale every 1 to 2 weeks. Yikes! He says it feels like a seller’s market as he has more buyers, but they can’t find homes to buy. (ie homes they like…)

Also, a quick check of records of the property show it last sold for $1M in Nov 2008, which also matches with TERI/HUD still owning the property.

Would it surprise you to know that a family with a name like that lives or did live very close to the TERI house? And facebook page with that surname, located in Carlsbad, shows folks that are white with blonde hair?
So..why the group banner with black skin and African clothes?

If you are risk adverse (and from your postings you are, scaredy!) then those are probably the right choice for you.

Also..you breezed right by the custom rims part…he can sell those effing things on craigslist, give his kids some of what he owes them, and ride on steel rims like I did when I had no dough! But to ride around with a customized ride with nice rims and tinted windows…nah….he should get himself an old POS (like I did when I was broke) and give his kids the difference. No sympathy from me!
Scaredy – you’re sounding more and more like a defense lawyer every day! If he got pulled over illegally, then he should STAND RIGHT THERE, let’em haul his ass in and get it thrown out in court! Maybe even sue the police and get a tidy bunch-o-cash! I’m all for that! But don’t run! That disrespects the very foundation of American society. If he thinks he got a raw deal, then plead his case in court, not via the Adida Hustle.
I’ve been shortchanged and even lied to by police before…I know they aren’t always honest or right. But I never ran. Never.
Do police have prejudices? You betcha, like every other white AND black AND Asian person in the United States. Every stinkin’ person!
But to assume it is a racial thing is a little too much for me to take.
Let me give you a real world example.
I typically don’t put front license plates on my sports cars, for a variety of reasons. I have driven that way for over 20 years during the day, at night, around bars, everywhere. Never been pulled over once for it. Never.
My sons and their friends emulated this and didn’t put the front plates on their cars when they were in high school. It seemed like monthly there were getting stopped for it…so much so they gave up and put the plates back on. They were ticked at me and the profiling that police were doing. They were young so of course they must be up to no good, right?
These boys were as lilly white as they come. They could never be mistaken for a person of color.
Now. Imagine the same cars, same driving patterns, same everything but turn my son and his friends black.
Do you suppose folks would be saying the cops were pulling them over due to racial profiling?
Do I think the young man should have been shot in SC? No I do not. The cop should stand trial and I bet he will rightly be convicted.
But I don’t have a lot of sympathy for the victim.
Before you all run off and misconstrue that comment, here is an analogy.
My heart gets heavy when I read of a person dying in a car accident that was not their fault. Pure bad luck, I feel bad for them.
But, when I hear of a person dying while skydiving, I don’t get a heavy heart. They knew their behavior was risky, they did it anyway. Oh well. I wish it didn’t happen, but no tears will be hitting my pillow. Same way I feel if someone runs from the police. Wish it wouldn’t have happened, cop should stand trial. But no tears on my pillow.

Damn straight. In the heat of the moment all sorts of bad things happen. Right or wrong.
If I want to avoid an accidental or intentional shooting, I should stand right there and wait for my day in court.
By the way, isn’t this the guy who was delinquent on his child support payments but the police pulled him over driving his Mercedes with custom rims and tires? I have no sympathy for anyone who shirks their kids. None.

I haven’t watched the video, but if a guy is walking around with the rifle about to shoot someone, I think it is within the rights of the police to take the dude down. Even if that means with a cruiser.
Again, if I don’t want any trouble, I shouldn’t be doing anything illegal.

I decided to go power optimizers instead of micro inverters. I know its the new holy war as to which is better…I like the power optimizer concept better personally.

Buffalo grass may work, but weed control is an issue.
But its kinda hard to kick a soccer ball around a xeriscaped area.

I bought some cheap remnants to do a test area of several hundred square feet (long story), and I can vouch for your comment. Cheap stuff does not hold up well. And it takes more skill that it would seem. My DIY install looked good initially but is starting to curl around the edges…not a good look.
And the seams are definitely visible.
Another consideration: artificial grass gets HOT mid-day, so it may not be the best choice if you like walking barefoot or having kids laying in the grass during the hot part of the day.
We will probably redo the whole yard in artificial eventually…but that time around I’m gonna go with real nice products and professional installation.

svelteParticipantI’ve been around enough people to know that if they make a mess of their life once (and profit by it from your point of view, but I’m not so sure that’s true if you look at the bigger picture), they will probably make a mess of their life again.
I would almost guarantee that you wouldn’t trade lives with any of them…would you?
