ParticipantIs this an ice-maker on the door, or in a top-mounted freezer? If it’s the latter, the freezer defrost drain could be clogged, making it appear that the icemaker is leaking into the fridge, when really it’s condensate from the defrost coils. BTDT.

ParticipantNo pool or underground parking in my building, unfortunately, but literally everything except phone/Internet is covered. There’s a nice pool across the street, though.
Correct: the building as a whole is billed for property tax, since it’s one tax lot.
I realize that there are few to no co-ops in SD County, except maybe some trailer parks. I was actually replying to another poster who mentioned Miami Beach.

ParticipantAre the properties with the high HOA fees co-ops, maybe. If so, the HOA may include taxes and other things (hvac, electricity, cooking gas, water).
$800/mo for a studio (generally inclusive of all expenses) isn’t unusual for an apt in NY.

Participant… or condo boards should adopt a dont-ask-dont-tell policy on subletting, and assume that all units are owner-occupied unless they’re told otherwise.
If bills and documents are sent electronically, there should be no issue with mailing address of record.

ParticipantAFAIK, *current* rental income counts regardless of time as a landlord. Proposed rental income from the property you’re buying doesn’t count unless you’ve been a LL for several years.

ParticipantAmericans are generally wasteful, though. Look at other countries, where lights in apartment building and hotel hallways are generally either on motion sensors or on timers.

ParticipantUnless it’s a tiny-ass NYC apartment kitchen, you’ll be doing some walking even if the items are arranged in a triangle. Besides, why not make the sink and stove on the same “side” of the triangle?

ParticipantMeanwhile, I got a job at a small engineering firm outside of NYC after college 10 years ago. Starting salary was north of $50k. The owner was kind of an ass, but it was still more pleasant than corporate America 🙂

ParticipantMost modern cars have adequate power. If you want to go fast, far better to improve handling and brakes.
