ParticipantSheesh, you can buy a decent 2/2 condo in the area with HOA of ~$250/mo for about $200k. You’re talking PITI of $1200/mo assuming 80% LTV. If they can afford to rent something smaller and save a bit, they can afford to buy.

Oh, and agreed with BG that Prop 13 should reset to fair market value upon a transfer within the family or probate, unless it’s a transfer between spouses. However, it shouldn’t just apply to primary residences. Unpredictable tax increases on landlords will just result in more property in distress. Rental property margins in San Diego are slim as it is, without adding at-will tax hikes into the equation.

ParticipantThere are things in between government-guaranteed loans and hard money. Some banks (East-West, maybe Emigrant and Investor’s if they operate on the West Coast) will give a manually-underwritten portfolio loan at a competitive (read: below hard money prices) rate if you come to them with 50%+ down. HSBC also does simplified loans through their Premier department, but that requires 100k+ cash in the bank.

ParticipantOut of curiosity, are there places in SD County where non-driving kids can walk basically everywhere? Growing up in a small city in NJ, my middle school and grammar school was 10 min walk east, and high school was 5 min walk west on the same street. No busing, and it was pretty much accepted that kids walked to school w/o parents by age 9 or so.
I’d typically walk back from sports practice as well, since the field wasn’t much further away (when a certain cute older chick didn’t offer a ride in her dad’s VW 🙂 )
Which is why “East Coast town in a state without consolidated school districts” ranks high up on a list of my ideal places to raise kids.

What about one of the better-run European countries or Quebec?
I may add that one of the major attractions of living in NYC is that about 40-50% of the people who live here weren’t born in the US. And unlike areas with similar demographics in CA, the “not born heres” don’t tend towards a Latin American monoculture but are truly global.

ParticipantWhy not drop say $250k cash on a place in California, leveraged 2/3 for a total price of $750k? If the place loses value or he gets burned with taxes when selling it, he can chalk it up to experience and lose maybe $100k worst case.
Paying 100% cash in this market isn’t a good idea if you’re competing with counterfeit Treasonbucks.
