ParticipantA quick perusal of Craigslist yields very few one bedrooms offered in Carlsbad for over $1600. Most are below $1500. Where are they getting an average of $1716? Are they only surveying large landlords?

ParticipantIf I were a worker bee, I’d live in Vegas, or Phoenix or Tucson. At least over there, you can save up and own something reasonable.
And live in Nevada or Arizona. Tucson is probably best of the three, but Vegas and Phoenix are shitholes. East coast is far less unpleasant than either of those two.

ParticipantReally, rental is the only issue, and with almost $200k in the bank, finding something in the school district shouldn’t be impossible.
Regarding moving, Americans are way too attached to their “stuff”. There’s so much unwanted junk floating around out there that one can easily buy new furniture off Craigslist or from a thrift store.
Apart from books, one old writing desk, everything else that I’m attached to could fit in a few milk crates. If kids are trained not to get too attached to material stuff at an early age, it will be easier for them down the line.

ParticipantPricing NYC-SNA, NYC-LAX, and NYC-SAN round trips next week, flexible dates, SNA is actually $10 cheaper than LAX and SAN is actually cheapest. But Monday isn’t generally a good day to do this since cheapest fares tend to publish mid-week.
And just because somewhere is “considered” exclusive doesn’t mean I give an aerial rodent’s behind about living there.

If Democrats hold power in 2016, QM/QRM isn’t going anywhere. If GOP gets into power, Fannie/Freddie will likely get privatized with attendant disruption to the loan markets.
Why do you need a 30% decline to profit?
Say you bought a home in 2009 for $300,000 that’s now worth $500,000. You can get $200,000 profit out of selling it, less a few grand if it’s an FSBO. Say you end up with $190,000.
Prices drop 15%. Similar house is worth $425,000, which you buy with 20% down. Assuming $5k closing cost, you’ve only spent $90,000 of the cash.
You could probably also take the profit via a refi, but then you’d be close to being underwater if prices drop.

ParticipantTwo holes, one 1/2″ dia, the other 2″ dia won’t affect airflow or dirt entry much. Plug the 2″ hole with a plastic bung and make the hole for the hose a tight fit if you’re feeling particular.
As far as the length of the valve’s thread, that’s a valid concern. But honestly, you’ll never get ALL of the oil out of a motor — some will always be left. As long as you get 95%, it doesn’t really matter. If you want to, you can also measure the thickness of the pan metal and cut the valve threads to be the same length.
But a topsider has the same issue of not draining ALL of the oil.
The purpose of the valve isn’t to save time as much as save scut work. With the valve, you can drive up on ramps, stick the hose in an empty oil bottle, flip the handle and drain the oil into the bottle. No drips, no oily socket wrenches, no wiping an oil drain pan.

ParticipantDrill two holes, one for a Tygon hose attached to the nipple, one about 2″ dia, bit enough to operate the valve.
