ParticipantRemember that the vast majority of this foreclosure activity is still in the least desireable areas. It is too early to declare a rout until it starts hitting the better areas. When and if that happens we’ll find out what people look like without their figurative clothes on.

ParticipantFunny thing about door knocking is that it can be very effective. I have a friend that has been in the business about 30 years and is very personable. Whenever he gets slow and needs a little business he goes out door knocking. If he knocked on your door you would love speaking with him, he’s a real character and would make you laugh with his nedless supply of great stories. Every time he does it, he comes back with a couple new clients just as he has done for the last 30 years.

ParticipantYes it is all related but not on a 1 to 1 basis or as simply as Cow or PD tries to make it sound. Trying to compare El Cajon and La Jolla really shows how clueless Cow is. They just dont understand how RE works. For current SD residents they tend to be more likely to evaluate one community against the next but relocation buyers tend to think very differently. Here are a couple examples.
A past buyer of mine not satisfied where they were living decided to move. The father’s career allows him to live anywhere within 30 minutes of an airport. The family pulled out a map of the US and identified 3 places they would live of which North San Diego County was one of them. After spending a couple days here the choice was Encinitas/South Carlsbad. They also visited the other places on their list on the west coast. Ultimately they were comparing Encinitas with communities near Portland and Seattle.
A current client of mine works from home and can live anywhere. His wife works in the jewelry business and can work anywhere she wants. They are evaluating portions of Orange County (closer to family) with Encinitas/Carlsbad (more affordable, nicer and close to GIA).
Past client relocated here from East Coast and moved his business here. Because of climate, type of community they were looking for and schools they only considered Encinitas area or Carmel Valley.
Relocation buyer considering two job opportuniteis with same multi-national corporation. Was looking at Carlsbad/Encinitas vs. Beach areas south of El Segundo in LA (Manahattan beach, Redondo, Hermosa etc.). Liked SD area better but ultimately chose LA because of job opportunity.
None of these buyers were evaluating communities relative to other parts of SD. They were comparing them to other parts of the country, which are more expensive or which they ultimately found less desirable.

ParticipantI think you have too much time on your hands and are wasting alot of time trying to quantify something that is impossible to quantify in the manor your attempting to do so.

I think this wraps it up in a nutshell. I believe you said that you were an attorney. At the least you are well educated and have spent some time around this board but even so a lender just about had you swayed “but the way he talked about it, it seemed like it was fine. i asked if it was legit and he said it was”. Now imagine the uninformed masses listened to the lender telling them sure you can afford a $500,000 home on your combined landscaper and 7-11 job incomes. Thats how we got here.

I agree 100% with everything you say but he is just exercising human nature in a capitalistic society which was my point. If not him, someone else.It’s like putting a block of cheese at the end of maze and letting a mouse free in it. The problem here is far more the dairyman than the rodent.

ParticipantI’ve got hundreds of them and access to many more dating back to the early 1970’s. Like Diego Mamani said “Good local realtors usually keep copies of the floorplans”.

ParticipantThe big banks are already setting up massive workout teams with hundreds of workers to help distressed borrowers. Of course this only delays the eventual but the longer this goes on the more chance for something to happen to cushion the blow and the more time to inflate our way out of this.
My advice, if you cant stomach buying with downside risk find yourself a really nice rental that you can stay in for a long long time because this is going to go on for many years.

ParticipantThe annual May and June inventory surge! In the Spring the better properties sell leaving the chafe. If your trying to sell and your price isnt sharp you’ll be doomed as more wheat enters the fray at the same or better pricing.

ParticipantBeen for sale for quite a while with at least 2 different realtors. My ex-brother in law can hit them with a rock from his house.
Its a perfect example of the lack of developable land in Cardiff. Its a small infill project in an area of CBS where there have been a couple others (at the top of Liverpool). I think they will be tough sales but everything sells in Cardiff. They just need to figure out what the right price is.
One is in the mls for $950K with 4BR/2.5ba and 1891 sq ft.
