ParticipantI wasnt commenting on the buy/don’t buy decision either. based upon his deciding to buy after selling I would have done exactly the same thing. He took his chips from the roulette wheel and moved them over to the blackjack table rather than getting up from the roulette table going out for a nice dinner, buying his wife a diamond necklace and pulling out another marker to play some blackjack.

ParticipantJust a quick preview of what is ahead. May sales look like they could be down about 20% from last year countywide while condo sales could be down around 30%. Based upon May’s pendings that I have seen, June closings are going to be awful unless there are quite a bit of extended escrows from April.

ParticipantMaking 10% or more in the market year after year is not a slam dunk. He did the right thing in not gambling with his primary residence and over leveraging himself.

That was a very well written piece and there is alot of truth in what you said about who is buying up to 2M. I dont think there is any disagreement on this board that we are heading down siginificantly. The only real disagreement is what is happening now, how fast we’ll go down and how far we’ll go down.You have quickly established yourself as a valuable contributor around here. I hope you stick around for more than a cup of coffee like so many before you.

That was a very well written piece and there is alot of truth in what you said about who is buying up to 2M. I dont think there is any disagreement on this board that we are heading down siginificantly. The only real disagreement is what is happening now, how fast we’ll go down and how far we’ll go down.You have quickly established yourself as a valuable contributor around here. I hope you stick around for more than a cup of coffee like so many before you.

ParticipantDel Mar isnt showing weakness it’s on fire. I’ve been looking for a client very closely for close to a year. Anything decent under $2M is as good as gone within a month or two. Basing opinions on 11 sales in an area where EVERY SINGLE property is unique is a very dangerous thing. Cardiff is another market like DM where every single property is unique with a few exceptions east of I-5. The prices of sales have more to do with what actually came on the market than what is happening with pricing levels.

ParticipantIt was tongue in check. 10 years ago we rented a 2BR/2BA in RB for about $800 in Morada which is right off Pomerado Road. We chose that place because they let us have a dog. It was an early condo conversion in 1998 after moved out and fled to the coast. It was very nice but too far from the beach for us.
