ParticipantA house just got listed in Cardiff Glen in the Composer District. Here’s the MLS# 076047771. You should be able to find it on Realtor.com in a day or two.
To find houses in the Bay Collection, search Realtor.com using an advanced search with the following criteria
ZIP Code – 92011
Single Family Home
Age of Home – 0 to 5 years (FWIW, they are all 1 or 2 years old)
Minimium size 3000 sq ftMost of the top matches will be in The Bay Collection and the listing will defitely mention The Bay Collection if it is in there. BTW, alot but not all of the listings in TBC are very overpriced in the current market and shouldnt sell close to what they are asking. Of course if you ask anyone around here they will say everything is overpriced but my point is that there is defintely a reasonably steady market in Coastal North County if you price your home at the current market it will sell.
BTW, some of the nicest communities in the area are within 1 mile east of ECR and really dont take more than 5 minutes to the 5. I wouldnt rule them out.

The is a newer neighborhood of semi-custom homes called Cardiff Glen which are very nice in addition to all the custom homes there. If they ever get the park built on the old Hall Property it will be next to one of the nicest parks in all of North County.
The Bay Collection of Poinsettia was built by Standard Pacific and has some of the nicest tract built homes I’ve ever been in. Far nicer than Encinitas Ranch IMHO.
If you care to post size requirements and general price ranges, I’d be happy to give you my opinion of the best values/quality in that range.

ParticipantCV is in the City of San Diego so you should be able to find information on a website somewhere. Carlsbad for example has a comprehensive collection of data as to what is in the pipeline and they allow you to subscribe to monthly updates of the planning commission. Hopefully, SD is as well run.

ParticipantIt’s important to remeber that scarcity of land is but one of many factors. Also, it’s effects are generally not felt for a couple decades.

ParticipantI’ll go one further. I’d get the house on the market no later than Mid-April and preferably mid-Febraury. Get it sold and spend a couple months in a short term beach rental which is easy to find in Winter/Spring.

Encinitas is wonderful and while I dont particularly care for Encinitas Ranch I understand the appeal it has for others. For young families, I think there are nicer newer planned communities to live in this area like La Costa Oaks, La Costa Valley, Arroyo Vista, Summerwalk, Santa Fe Trails, lower priced parts of Olivenhain etc. If schools are not a primary concern, Aviara, La Costa Greens, The Bay Collection etc would also be ahead on my list.There just doesnt seem to be a lot of space to run around and be a kid in Encinitas Ranch. I pass through/by it at least once or twice a day and rarely see kids at play there.
