You can follow both of those areas weekly in 2 ongoing threads I created. In the Short Sale Monitor, I usually include some commentary on the Encinitas/South carlsbad (NCC) market. I update it between Monday afternoon and Tuesday Morning each week. On the CV Monitor, you can get the information that I update on Thursdays.In a nutshell, they are holding up much better than the overall market. In the last couple weeks, the NCC market has definely slowed down a little. The same thing happened last year and I expect inventory will pile up for the next 4 to 6 weeks as it did last year. This excess inventory should lead to a slow decline in prices through the end of the year as motivated sellers step up and reduce their prices ahead of the pack.
In CV, the market has not slowed down yet and is doing very well. Maybe this will be the week it slows down.

ParticipantI think SD Realtor’s advice was very good. One last thing I would add to that is that it is crucial to find an agent with intimate knowledge of an area, neighborhoods and homes. It’s easy to pull up listings and drive around to show homes but knowing the crucial details about the homes and neighborhoods only comes from in depth experience in an area.
There are intracacies to every area that someone perusing the mls could never know. For example, there is a very nice neighborhood in my area built in the 70’s that is selling very well. Out of area agents have been selling homes there and have no way of knowing about major structural issues associated with the chimney’s. In fact many of the long time owners dont even know about but I would never buy one of those houses without getting a complete inspection on the chimney as replacement runs about $25,000 or even worse could cause a fire. A couple very nice community in Carlsbad and Encinitas have had their elementary school boundaries shifted 3 times in the last decade and have watched there children get bounced around from school to school. Examples like this are everywhere, so make sure you find someone that really knows the area not just someone with plenty real estate transaction experience.

New listings back down.
One fell out of escrow while other 2 were temporarily withdrawn from the market. Small fall out rate probably due to high percentage of corporately supported RELO buyers.
Amazingly to me, CV is still going fairly strong. In my submarket (Encinitas/South Carlsbad) things got noticeably slower the last few weeks.
Off to a business conference for one of my other businesses. Flying all day and in meetings most of the next few days so I’m not sure how much time I’ll have for blogging. Have a great weekend all!

ParticipantSpent a few years living and working in The City myself. SD is definitely a cow town in comparison. So much so that any comparisons are a waste of time.
