“San Marcos currently has a 1 year supply of homes for sale, now we got 4 foreclosures in one single community. I’m now looking at these properties going down into low $400,000’s mid to late next year.” ocrenter 8/06
“You can believe what you want but there is no way you will see the 2300 sq ft model that was the basis of this thread from the outset sell at a price close to the low 400’s. End of story.” sdrealtor, 11/07

CLOSED ESCROW on 4/28/08 for $515,000 to buyer with 20% down.FWIW, 584 Via Del Caballo which was a horrible house with 5 feet of backyard and massive slope (100’s of feet high) directly behind it. It closed for $447,000 in early March.
6 months later it looks like sdrealtor was spot on!
Going forward is another story but for now, I’ll crow a bit.

We are currently suffering through a complete change in our MLS system. I still have very little clue on using this system and am not nearly as effective on it as the old one. The methodology has changed in how I compile stats, so I dont know if these will be comparable to the old. I believe the countywide counts should go up using the new system because the methodology I am using should not exclude some listings that were previously excluded when using the statistics function. The short sale counts should fall a little because there is one less field to search. But honestly I have no idea if they will or not.It’s a NEW DAY! Here we go…….
Short sales 7,568 down from 7,866 last week.
Short sale pending count 2,058 down from 2,228 last week.
Countywide we are at 18,729 up from 17,591 last week.
Countywide pendings start at 5,735 up from 5,437 last week.
