ParticipantShort sales are impaired in that they are unlike traditional free market sales because they require lender approval. Buyers put up with some degree of uncertainty and I beleive they should be compensated for that. The current market value is what an unencumbered home would sell in a more traditional transaction.
You are correct in one respect. Once they close they can re-establish the market level.
