ParticipantCAR to be honest I think that the fraud is more of the exception then the rule. I am always skeptical of everything and yes I have seen cases of fraud. I think that in most of the questionable transactions the agent is double ending it. That in and of itself is not ethical and I am by no means condoning it. I think that alot of listing agents become lazy when it comes to short sales because they are so much work. With all that said, yes I do believe there are cases of fraud and non ethical behavior going on. By the same token I think the average short sale is done by the book more often then not.

ParticipantYep I called the listing agent. A husband and wife team from my favorite agency. Anyways she confirmed that the offer was accepted and no the buyer sent in the offer without even looking at the home. I asked her if it was an “in house” offer. After she made me repeat the question 4 times she finally said yes it is.

ParticipantGuys what sdr has written is pretty much true. I have posted a lot less lately because I have also been swamped. Really though there has always been an undercurrent of hostility towards those who have made purchases in the past year.
As some of us have always maintained, for one person to speculate on what “expensive” is to them verses others is pretty laughable. I can honestly say that many buyers now not only put more money down then ever before but acknowledge the potential for future depreciation. The other common misconception is that lifestyle is a meaningless factor when in reality is is very meaningful for some people.
I caanot argue that the raw numbers dictate that prices should decline if the inventory was allowed to hit the markets or if the govt didn’t manipulate the markets in favor of the lenders…for those that wanna wait, no problem wait. However if you spend all day trying to figure out where all all these people coming from and how can they afford things, just let it go man.

ParticipantI have two clients shopping in Kensington and both are being very patient. Not alot of quality inventory there but to me it is cearly nowhere near as frantic as places like Carmel Valley, LCV and 4S. You will be well served to continue to be patient because I think there will be continued depreciation there and it will occur marginally sooner then the other places that are more desired primarly due to school district and newer housing stock.
