ParticipantA listing of mine is currently in escrow and the buyer is using cfc with 100% financing. The loan made it through underwriting yesterday. We are due to close the 30th. We have accelerated escrow to attempt to close on Monday and the buyer will rent back the home. Talk about holding our breathe.

Everyone has their own reasons… as FSD pointed out some homes may have large equity stakes or even fully owned. In some cases these people think “well it will pick up again in the spring..” In other cases they get bad advice from friends or bullish real estate professionals… in other cases they may be just sitting and not paying their mortgage and letting the home slide away because they don’t want to go through a short sale and get hit with potential tax liabilities.
As Bugs said the RE machine will do all they can to combat common sense. They will build up a facade, they will have nice parties that Cyphire, myself and our kids will crash, and they will throw ALOT of money at all kinds of advertising media to counter the trend.
I gave up getting to wound up about it about 18 months ago because it will keep happening. Common sense is not so common when emotions get involved.

Participanttg – most engineers are not so good at math as they are really bad in english…count me as one of those…
The example here was to show that there are cases where sellers drive agents, not the other way around. I do have two listings that are priced in a ridiculous manner relative the submarkets they are in. They have been on the market forever and are the proverbial dogs… In both cases I know the sellers and I gave them the same advice but in those cases I did take the listings as they are friends. Why they don’t want to lower the prices and sell is beyond me….

At least the listing appt with the other lady went well… she was one of the few who “got it”…

Seriously though… it may very well be a flop and it may not be… I am not sure.
To be honest it will be interesting to see… It could be the first time that the lender really does just let some of this inventory go with some serious discounts…
After all, they will have to do it sooner or later right?
