ParticipantFSD agreed… if the landlord sells a home he does have the liability to stick to the lease contract that he had originated with the tenants. Sometimes landlords will buy out the lease agreement of tenants or the lease is transferred to the new owner and the deposit money is conveyed in escrow from current landlord to new landlord. Remember though, if you are a tenant and your lease contract has expired you are essentially on a month to month agreement.
In the case of a foreclosure I am pretty sure all bets are off.

Participantgn – I am not an attorney but unless there was terminology in the lease agreement then I don’t think there is any legal recourse. I think if all the people who are renting here reviewe their leases I don’t think there would any of them that have provisions in them regarding the landlords requirement to pay the mortgage.
Again, I am not an attorney so this statement is quite speculative.

ParticipantI know this area.
Not the side of 15 that you want to be on. You want to be in Kensington, not Normal Heights. The home backs up to the freeway bigtime. To me the price reduction is nice to see but the 1.2M previous sales price was an incredible joke. It will be interesting to see what it goes for.

ParticipantMatt – Not sure how that will turn out. They have pretty steady jobs/income/credit scores…
Loan docs are being delivered tomorrow. Sweating this to the bone.

ParticipantRad if you want I can check if a NOD is filed yet. Usually a NOD doesn’t get filed until there are at least 3 months worth of missed payments.
