ParticipantJmcgarry that was a very insightful post. 4plex followed it up with some good points that may indeed quantify the behavior of the legs down and the in between behavior of them. I just wanted to comment about those two posts.

ParticipantI would agree on the purchase with the following proviso… Don’t freak out if over the next 2 years homes around you take another big step down. Think about it like this… if you got a good deal now, odds are that you would be able to get just as good or perhaps even better deal over the next year or two… by how much? Not sure…. maybe 5%, maybe 15-25% I am just playing devils advocate. With all that said, if you are happy with the home, if you are not stretching yourself thin, if you like the schools, if you have no intentions on moving, if you can put blinders on and not stress as the market keeps running downhill…but most of all, if you love the home… then yeah if you can say yes to all of the above then go for it.

I have a listing right now down in Bonita but to be honest with you I am not an expert by any means of the subdivisions in and around Bonita. I will say that it is pretty nice down there around the canyons. Kind of neat. To be honest with you I do not have any great leads for land rather then the MLS. My advice would be to work with a Realtor in that area who is familiar with land purchases. Lots of different areas out there if you have the leeway to spread out your search radius.

I have a short sale listing and I have two offers in with two seperate buyers on short sales. We are frustrated because in both cases those offers have been in the lenders hands for over 3 weeks now. If you don’t respond I understand.

What is more important to me then the closing price is how far the bid was from the starting price.

ParticipantDarn… each time the REDC auction lists the properties I mean to download all of the advertised starting bids so we can look at them after the auction (several weeks later) to see if the properties closed and what the closing prices were actually at. I already went to the site and they have already removed the SD auction.
I agree with everything 4plex said about the auction. However I think they may actually provide bargains as long as you keep to your strategy, perform ALL of your due diligence BEFORE the auction, and stick to your price limit.
