Jimmy yeah the lack of yards and parking situation is a grinder over there.
Also yeah this is I think the 2322 sf plan not the 2013 plan.
Regardless though I do feel Westview will go down. It is a nice enough place but there is nothing that insulates it from the same depreciation that will be widespread. It just needs to roast for awhile.

ParticipantDGH I believe Santee is going to continue to run downhill pretty hard. Outlying areas including Santee, Lakeside, Escondido, El Cajon, etc will get rammed pretty hard through 08 and 09. My advice would be to sell as well. If you are going to purchase from your sibs then yes, get a termite inspection, get a physical inspection, do as much as you can to build in a cushion because it is not a question of will the home depreciate, it is a question of how much and how long it will go on.

This is in Tampico. 11827 was purchased last year and closed escrow 7/6/06.
It was purchased for 685k and of course with 100% financing. There is a trustee sale that was originally scheduled for 9/11/07. It was delayed or maybe cured (although not likely). My guess is that they “may” have a short sale offer and it is under review and that is how they were able to delay the trustee sale.
At any rate look for more declines in this neighborhood. There are no MR here but the ownership is not fee simple, it is condominium ownership and the HOA is 117/month.
