Nice newer home, but they have only come down ~10% from their high first asking price to their new low. Give it another year and they will have to come down alot more than that. They will get down into the mid 400’s when this is all said and done. That is still a 100G appreciation over the purchase price. -

This is in Tampico. 11827 was purchased last year and closed escrow 7/6/06.
It was purchased for 685k and of course with 100% financing. There is a trustee sale that was originally scheduled for 9/11/07. It was delayed or maybe cured (although not likely). My guess is that they “may” have a short sale offer and it is under review and that is how they were able to delay the trustee sale.
At any rate look for more declines in this neighborhood. There are no MR here but the ownership is not fee simple, it is condominium ownership and the HOA is 117/month.

this house is one of the bigger houses in the neighborhood at 2300+ sq ft , most others are only 2000+ sq ft. Also, you can see there are many upgrades inside. It is probably the nicest house of this group that I have seen.

I and my wife checked out this neighborhood a few weeks ago. The house looks nice inside but there is not much of a yard. Also, parking for guess is difficult. It is encouraging the see prices creeping down $5-10K every month.
